Commercial roof replacement

When a commercial roof has reached the point where patches no longer hold, a replacement is a chance to fix drainage and insulation, not just the membrane. We assess the existing roof, the deck and the drains, then recommend a system that fits the building. A full tear-off or, where the existing roof is sound and code allows, a recover over the old roof. Your written bid spells out the scope, the system, the schedule and how we protect the building while the work is in progress.

Commercial roof repair

Most commercial roof leaks start at the details: open seams, failed flashing at parapet walls and curbs, cracked pipe boots, and drains that clog and let water pond. We find the source, repair it properly and photograph the work. When a section is too far gone to repair, we tell you and price the alternatives.

Commercial roof installation

For new construction, additions and building conversions, we install complete roof systems: insulation boards, tapered insulation where drainage needs help, the membrane or metal panels, and all flashing and edge metal. We coordinate with your general contractor or handle the job directly.

Commercial roof maintenance

A commercial roof lasts longest when someone looks at it on a schedule. A maintenance visit covers clearing drains and scuppers, checking seams and flashing, looking for ponding and damage from rooftop equipment, and fixing small problems before they reach the ceiling tiles. After each visit you get a short written report with photos.

Flat roofing with EPDM and TPO

Most commercial buildings in the Capital Region have flat or low-slope roofs. EPDM is a durable synthetic rubber membrane with a long track record on northeastern buildings. TPO is a white, heat-welded membrane that reflects sunlight. Both handle freeze-thaw well when they are installed and flashed properly. See flat roofing with EPDM and TPO for how the two compare.

Metal roofing for commercial buildings

Sloped commercial roofs, warehouses, garages and outbuildings are often a good fit for metal roofing: long service life, low maintenance and good snow shedding, with snow guards placed over entrances and walkways.

The buildings we work on

  • Storefronts and mixed-use buildings with apartments above
  • Offices and professional buildings
  • Multifamily and rental properties
  • Warehouses, garages and light industrial buildings
  • Churches, clubs and community buildings

How a commercial roofing project runs

  1. Site visit. We walk the roof, check the interior for signs of leaks and review access and staging.
  2. Written bid. Scope, roof system, schedule and price, in writing.
  3. Scheduling. We plan work around your hours and your tenants.
  4. Installation. Daily cleanup and the roof closed up and watertight at the end of each day.
  5. Walkthrough. We review the finished roof with you and hand over photos and any manufacturer warranty paperwork.

Planning and budgeting a commercial roof

Few owners want to replace a roof before they have to, and few can absorb a surprise replacement either. A written inspection report with photos lets you separate what needs attention this season from what can be planned for next year, and it gives lenders, boards and tenants something concrete to review. When a replacement is coming, we can phase repairs to keep the existing roof watertight until the budget is in place.

Commercial roofing across the Capital Region

We work on commercial buildings throughout Albany and the surrounding area: storefronts and mixed-use buildings downtown and along Central Avenue, offices and flex space in Colonie and Latham, older brick buildings in Troy and Schenectady, and warehouses and garages further out. Wherever the building is, the bid comes with the same written scope and the same approach to protecting your business while we work.

Comparing commercial quotes

Commercial work is where scope differences between bids matter most, because two quotes for the same roof can describe very different jobs. How to choose a roofing contractor covers what to check line by line before signing.

Commercial roofing: common questions

Do you work with property managers and landlords?

Yes. We work directly with owners, landlords and property managers, and we can coordinate access, tenant notices and scheduling with whoever manages the building.

Can you do the work while our business stays open?

In most cases, yes. We plan staging, material deliveries and noisy work around your hours, keep entrances clear and close up the roof at the end of each day.

Which roof systems do you install on commercial buildings?

EPDM rubber and TPO membranes for flat and low-slope roofs, and metal roofing for sloped commercial roofs. The right system depends on the roof deck, drainage, what sits on the roof and your budget.

Can you inspect our roof and give us a report for budgeting?

Yes. We inspect the roof, photograph problem areas and give you a written summary of what needs attention now and what can be planned for later, so repairs and replacement can be budgeted.
