The Village of Scotia, on the Mohawk opposite Schenectady, is older. Houses there have the steeper pitches, porch roofs and masonry chimneys of their period, and they need the flashing work that comes with that.

The Cape attic problem

A Cape Cod with a finished or partly finished upstairs is the hardest common house to ventilate, and there are plenty of them here.

The knee walls take up the space where insulation and airflow both need to be, so one of them loses. Usually it is the airflow. Warm air reaches the deck, melts snow above it, and the water refreezes at the cold eave. Every winter, the same ice, the same stain.

When we re-roof one of these we look at the intake at the soffit, whether there is a clear path up to the ridge, and whether insulation has been stuffed into the eave. Fixing that while the roof is off is cheap. Doing it afterwards means going back into the attic.

Older homes near the river

Scotia’s older housing sits close to the Mohawk, and low-lying older properties tend to have damper attics and more moisture moving through the structure than newer houses on higher ground.

That makes ventilation more important rather than less, because moisture that cannot get out condenses on the underside of the roof deck and works on it from beneath. Where we find damp decking, that is usually the cause rather than a leak.

Village lots in Scotia are tighter than the Glenville average, with houses closer together and less room for staging and material. That does not make the job harder so much as slower, and it affects how we schedule rather than what we charge per square.
