When a roof needs replacing, not repairing
A roof rarely fails all at once. It shows you first. Replacement is usually the better investment when you see several of these at the same time:
- Leaks in more than one place, or the same leak coming back after repairs
- Curling, cracked or missing shingles across large sections, not just one spot
- Heavy granule loss, with bald patches on the shingles and grit in the gutters
- Soft or sagging areas when you look along the roofline, which can mean the decking underneath is rotting
- Ice dams every winter, often a sign of poor ventilation and missing ice and water shield
- The roof is near the end of its expected life, especially if it is a second layer over an older roof

What a full roof replacement includes
Every replacement we quote is a complete roof system, not just new shingles over whatever is there. The written estimate lists each step:
- Protect the property. Tarps over landscaping, a dumpster placed where it won’t damage the driveway.
- Tear-off. We remove the old roofing down to the decking so we can see what we’re working with.
- Decking inspection and repair. Rotted or delaminated plywood and boards get replaced. As a division of a general contractor, we handle the carpentry that comes up.
- Drip edge along eaves and rakes, so water drips clear of the fascia.
- Ice and water shield along the eaves, in valleys and around chimneys, skylights and pipes, the places ice dams and wind-driven rain get in.
- Underlayment over the rest of the deck.
- New flashing at walls, chimneys and penetrations. We replace flashing rather than reusing it.
- Ventilation. Balanced intake and exhaust, usually soffit vents with a ridge vent, so the attic stays cold in winter and dry year-round.
- The new roof: architectural shingles or metal roofing, finished with ridge cap and trim.
- Cleanup. Debris removed and a magnetic sweep for nails around the house and driveway.
Choosing a roofing material
Asphalt shingles are the most common choice on Capital Region homes. Architectural (dimensional) shingles give a heavier, textured look and better wind resistance than older three-tab shingles, at a price most homeowners can plan for.
Metal roofing costs more up front and lasts longer. Standing seam metal sheds snow well, which matters on steeper roofs and on homes that see heavy snow from nor’easters.
